Castle Donington
Acting on behalf of Langham Park Developments Fisher Hargreaves Proctor have confirmed that they have both let and sold the largest and last unit at Langham Park’s 6,968 sq m (75,000 sq ft) scheme at Trent Lane in Castle Donington.
Unit C provides an 1,858 sq m (20,000 sq ft) unit and has been let to Spatial Air Freight Forwarding Ltd at a rental of £110,000 pa and sold to the Osprey Fund managed by Teesland IOG for the sum of £1,450,000.
The unit was let to Spatial Air Forwarding & Freight Limited on a two year and two month lease, the short term/flexible nature of the lease,

accommodating Spatial’s onward phased expansion plans, with the unit sold to Teesland Group. The sale price reflected a yield of 7.11%.
Oldbury
Birch House, in Oldbury, has been bought in an £8.5m deal. The 3,321 sq m (35,749 sq ft) Grade A building on Birchley Park has been sold by M & F Finance to a private buyer, advised by property consultants CB Richard Ellis.
GVA Grimley advised M & F Finance. Birch House is let to NPower on a 20-year lease until 2021 at a rent of £517,650 pa (£14.48 psf).
The sale of the building, which includes 177 on-site parking spaces, represents a net initial yield of 5.76%.
