Acting on behalf of developer Enodis, Lambert Smith Hampton has disposed of the freeholds of two industrial units at Banner Park in Coventry in an investment sale and a sale to an owner occupier.
LSH’s investment agency team advised on the freehold sale of Unit 3, a 14,561 sq ft industrial unit, to King Henry VIII Endowed Trust, Warwick for £1,025,000 excl of VAT, reflecting a net initial yield of

7.4%. The charity was represented by Martyn Howard at D&P Holt in Coventry.
The unit was let last year by LSH’s industrial agency team to Carton Edge Ltd on a 10 year term at a rent of £80,086 pa.
At the same time, LSH’s industrial agency team has sold the freehold of Unit 1, a 13,565 sq ft industrial unit, at Banner Park, to Transtherm Cooling Industries Ltd, which will take occupation, for a price of £881,725 excl. of VAT. Transtherm Cooling Industries was unrepresented.
Banner Park is located on Banner Lane three miles west of Coventry city centre. These sales mark the successful conclusion of Phase 2 of development at the site by Enodis.
