Tempus Ten, Walsall

Oakus Developments has submitted a planning application to Walsall Borough Council, to build 160,000 sq ft of new office, warehousing and distribution space on a prominent Black Country business park redevelopment site.
Consent is sought for 80,000 sq ft office accommodation, and 80,000 sq ft of B2/B8 units on Tempus Ten, with construction of the first, 20,000 sq ft, speculative office scheme scheduled to begin later this year.
Tempus Ten was purchased by joint venture partners Oakham Developments and Abacus Developments, in an off market deal with vendors Maple Oak, a subsidiary of Carillion, with the joint venture partnership operating as Oakus Developments.
The 12-acre site, near J10 of the M6, is already occupied, in part, by the 4-start de Vere hotel, The Village, and a fast-food drive-through. In addition, a 120-bed Express by Holiday Inn Hotel is currently under construction. The balance of the site was set aside for office and industrial development.
Dudley
Steelwork is going up on the first phase of Mucklow’s £11.6m flagship industrial and warehousing Yorks Park development near Dudley.
The previously derelict 4.9 ha (12-acre) site on Blowers Green Road is being transformed to accommodate up to 171,000 sq ft of high quality commercial space.
Halesowen based Mucklow is developing the brownfield site.
The land – a former mining site – was acquired from regional development agency Advantage West Midlands.
Joint agents Bulleys and Atisreal are marketing the scheme which is being built in two phases.
The first phase comprises two industrial/warehouse units of 1,672 sq m (18,000 sq ft) and 2,136 sq m (23,000 sq ft) and completion is expected in November.
Construction is likely to start on phase two in 2008 where units can

be tailored to individual occupier’s requirements with design and build opportunities up to 12,077 sq m (130,000 sq ft).
Milton Keynes
In the year that Milton Keynes celebrates its 40th birthday, it is befitting that the city has been chosen to house the region’s single biggest office development for over 25 years.
Within the next few weeks Hampton Brook, in a joint venture partnership with clients’ of Goodman Property Investors, will begin construction on a 200,000 sq ft scheme at Midsummer Boulevard, central Milton Keynes. Known as Pinnacle MK, the £60m inward investment has already attracted new major pre-lets. Deloitte & Touche LLP and Denton Wilde Sapte LLP, have between them taken approx 40% of the scheme.
The building is due for completion in May 2009.
The joint letting agents are Bidwells and CBRE.
Birmingham
BPG Urban has entered into a joint venture with clients of LaSalle Investment Management on a landmark £100m mixed-use scheme at the prime 1.25-acre site adjacent to Auchinleck House at Birmingham’s Five Ways.
Its joint-owner and managing director, John Tebbutt, said: “This £100m mixed use scheme will offer grade A office accommodation, a four-star hotel, as well as a residential tower and retail accommodation.
Birmingham
Stoford Developments is to build the first multi purpose test centre for the Driving Standards Agency (DSA), and offices for the Driver and Vehicle Licensing Agency (DVLA) in the West Midlands.
The £7m scheme in Granby Avenue, Garretts Green, Birmingham will see the regeneration of a 3.5acre site to provide an off road test area and a 17,000 sq ft office building which will be part occupied by the DVLA following relocation from central Birmingham.
The site, purchased by Stoford from Birmingham City Council, is being developed in association with Advantage West Midlands.
