New West Chartered Surveyors, Nottingham acting on behalf of private vendor clients, have sold the freehold interest for investment premises at 42 & 42A Gordon Road, West Bridgford, Nottingham.
The premises comprise a ground floor retail unit held on a lease to Blockbuster on a 21-year lease from 20 March 1990 at £15,600 pax. The ground floor sales area was 105 sq m (1,130 sq ft). The first and second floors had just been vacated after 15 years as a Health & Beauty salon and have just been placed under offer on a new lease at £6,000 pax. The upper floors total 61 sq m (651 sq ft). The freehold was offered to a number of investors at ‘offers over £295,000’ on a VAT free basis and the agents revealed it was sold in excess of the quoting price after competitive bidding. Fisher Hargreaves Proctor secured the purchase on behalf of Mansfield Road Properties.
Boston
New West Chartered Surveyors, Nottingham have secured the acquisition of retail premises within Exchange Buildings fronting Market Place in Boston following a Licence Appeal. The renowned QC, Sir Richard Beckett was able to overturn the original refusal for a licence by the Magistrates thereby satisfying the final piece of the

jigsaw in the Agreement to Lease negotiations.
New West were able to secure terms with Gadbrook Estates and their agents, Lambert Smith Hampton, allowing for a new 15-year lease with five-year rent reviews and a tenants break option in the tenth year. The premises were marketed at £25,000 pax.
The new tenant is Lincs Racing.
Worcester
Napiers Herbal Healthcare Ltd (trading as Culpeper) have acquired 54.3 sq m (585 sq ft) of ground floor sales, with storage at Unit C32 Chapel Walk, Crowngate Shopping Centre, Worcester by way of a new 10-year fri lease, with a review and break at the expiration of year five.
The initial rent is £37,000 pax.
