Saltley Business Park, Birmingham

Opus Land, in joint venture with Europa Capital Partners, has completed the acquisition of Saltley Business Park from Hermes Real Estate for £58.36m reflecting a net initial yield of 6.04%.
Extending to some 47 acres, the park accommodates over 1 million sq ft of industrial space in 22 buildings. The 16 tenants contribute to an annual rent of in excess of £4m.
Cusham & Wakefield acted for Opus Land and King Sturge acted for Hermes Real Estate.

Six Branches Acquired
Bond Wolfe have paid £1.9m for six former Portman Building Society branches and unconditionally exchanged contracts in a matter of days.
The branches are in Tettenhall, Bloxwich, Cradley Heath, Telford, Albrighton and Bewdley.
The acquisition has been made through Bond Wolfe Ventures and the investors were introduced to the deal by Towler Shaw Roberts in Wolverhampton. The purchaser’s legal advice was provided by Baldev Kang of Challinors Solicitors.
Tamworth
Coltham Developments, advised by Savills, has purchased the Britvic Solf Drinks warehouse complex at Centurion Park in Tamworth for £9.786m, subject to a leaseback agreement with Britvic.
Britvic has agreed a 12 month lease on the property, which currently totals 16,649 sq m (179,221 sq ft) and will pay an annual rent of £818,000.
Following Britvic’s vacation of the premises in April 2008, Coltham Developments will be carrying out an extensive refurbishment of the building, with current proposals to extend the warehouse and introduce dock level loading facilities, to create a modern distribution facility of 21,181 sq m (228,000 sq ft).
