Greater Railway Triangle, Gloucester

GVA Grimley incorporating Osmond Tricks, have been appointed to develop a masterplan for Gloucester’s Greater Railway Triangle.
This 35-acre site covers land adjacent to Metz Way, one of the main gateways into Gloucester.
The appointment of GVA Grimley follows the submission of proposals to Gloucester Heritage Urban Regeneration Company (GHURC) at the end of 2007 by developers LXB properties for the eight ha Northern Triangle site, covering approx one quarter of the masterplan study area. LXB has proposed the development of an eco-exemplar mixed-use sustainable community accessed from Metz Way and incorporating new pedestrian and cycling linkages to the adjoining land holdings.
GVA Grimley’s completed masterplan will identify the key infrastructure requirements and linkages necessary to provide an integrated and

sustainable redevelopment of these currently disconnected and underutilised land parcels.
They will also consider the access and environmental issues that affect this important but not derelict site, much of which was formerly used by Network Rail as a maintenance depot.
GVA Grimley will report back to GHURC by July.

Gloucester

A 102,000 sq ft distribution warehouse is to be developed by St Modwen on their Quedgeley West Business Park, Gloucester, to store Dyson vacuum cleaners.
CM Downton has reached agreement with St Modwen to purchase the building which will amalgamate two of the firm’s existing warehouses in the region.
Planning consent has just been granted for the new unit which will be the second large-scale warehouse to be developed on the 32 acre park following the Phase 1, 96,000 sq ft pre-let to Prestoplan completed in October 2006.
A further 120,000 sq ft of largely speculative distribution/industrial space is under construction within Phase 2, with 47,000 sq ft having already been pre-let and 60,000 sq ft due for completion in April.
Following completion of the warehouse in November, around eight acres remains in the final Phase 4 of the park, with design and build opportunities available from 10,000 sq ft to 150,000 sq ft.
