Owners of land within the development boundary of villages in East Devon will be given the opportunity to potentially increase their land values, as East Devon Council has recently issued the draft Villages Development Plan Document (DPD) for public consultation, which sets out its proposal for housing growth in the East Devon villages*.
The DPD complements the East Devon Local Plan and sets out policies and boundaries for development in those settlements proposed for housing growth. The public consultation ends at 12 noon on Monday 10 March 2014.
Mark Chugg, Associate Director of Savills in Exeter, said: “The launch of this consultation is an opportunity for willing landowners with land within the villages of East Devon to act now and make representations to the Council to put forward their land as sites for allocation within the Development Plan. Should their land be allocated and disposed of with the benefit of Planning Permission as a result, they will benefit from an increase in land value.
“If landowners do not want to continue with ongoing promotion of their land there are other options available to them, including entering into an Option or Promotion Agreement. These alternatives require finding the right house builder or promoter and getting the best advice from a Chartered Surveyor who can source the best deal structure.”
