Plans submitted for Bucks first speculative industrial development in five years27th April 2014

Westcott Venture Park goes for planning on first speculative development in 5 yearsA detailed planning application has been submitted by Westcott Venture Park in Buckinghamshire for the region's first speculatve industrial development in five years.

The Park's owners, Rockspring, plan to invest more than £3 million in the 45,000 sq ft development, which is due to be built on three acres of the 650-acre site and will include a first phase of seven industrial units ranging in size from 2,000 sq ft to 6,000 sq ft.

Rockspring has already invested over £6 million in infrastructure, including a new estate road and gatehouse complex.

Nigel MacKenzie, project manager at Westcott Venture Park said: “Rockspring hopes to accelerate its investment in the park by developing this speculative facility to deliver much needed premises for the business marketplace.”

“We have seen significant interest in land and facilities at the park, which has been running at 95% occupancy for some time. This interest, coupled with the lack of Grade A space in the region has prompted the Fund to move forward with this new phase of development at Westcott Venture Park.”

Occupants at Westcott Venture Park include Green Retreats (who have taken 30,000 sq ft), Construction Specialities (who have a 30,000 sq ft new build headquarters), a 25,000 sq ft distribution unit, which was built for FedEx and an 8,000 sq ft unit which is being constructed for Topcats Racing.

The Park is managed by Lambert Smith Hampton and is currently home to 71 businesses, employing over 400 people.
