JLL quick deal at Vantage Office Park confirms healthy Bristol commercial trend2nd May 2012

Jones Lang LaSalle has secured a tenant for 2,995 sq ft at the Vantage Office Park in North Bristol within five weeks of the property becoming vacant. The unusually fast turnaround is a positive sign of the improving health of the commercial market in Bristol.
 
Unit B1, a two storey office, which comes with 11 parking spaces, has been let on a ten year lease with option to purchase by Edge Tax Consultancy Limited, a firm of Chartered Tax Advisors, specialising in providing strategic solutions to wealthy individuals and families, entrepreneurs, property investors, employers, and owner managed businesses..
 
Jones Lang LaSalle acted as joint agents with Hartnell Taylor Cook on behalf of the landlord Summerfield Developments.

Ian Wills, director in the Bristol office agency team at Jones Lang LaSalle said:“The location and flexible office space at Vantage Office Park, which was built in 1995, has proved very popular with local businesses.”

The deal confirms the general trend in Bristol where there is a healthy commercial market despite difficult economic circumstances. Figures from across the market show that take up of commercial office space in Bristol has been higher than anticipated for the first quarter of 2012 and out of town space has performed particularly well, with 107,000 sq ft sold or let between January and March this year. This is 25% higher than the five year quarterly average. 

 Ben Trickey from Summerfield Developments said: “The new tenancy means that all Summerfield Development’s units at Vantage Office Park are occupied, demonstrating that well designed office space in North Bristol is still in demand. Summerfield undertook strip out, recarpeting and redecoration works within a short window of time to get the offices let.”
