A Bristol trading estate has reached full occupancy following a letting to a leading supplier of security products. Unit 8 at Third Way Corner in Avonmouth has been let to ABUS UK.
The deal was secured by DTZ and joint agents Jones Lang LaSalle on behalf of the landlord, Croudace Properties.
Unit 8 comprises a 7,380 sq ft mid terrace warehouse / industrial unit and has been let to German owned firm, ABUS UK, on a ten year lease at £6.50 per sq ft.
The unit was previously occupied by BRT Bearings, one of the UK’s largest national distributors of bearings, power transmission and pneumatic components. However BRT preferred the configuration of Unit 9 at the estate, a 3,473 sq ft trade counter unit, and the joint agents agreed for them to take up occupation in the unit, leaving Unit 8 available for ABUS. BRT subsequently look a 10 year lease on Unit 9 at £7.50 per sq ft.
Both units 8 and 9 were comprehensively refurbished as part of a rolling refurbishment programme at the estate which is now complete. This included a new roof, full re-cladding, refurbished offices, and a resurfaced yard area. Croudace Properties managed the entire refurbishment and relocation process.
Philip Cranstone, Senior Surveyor at DTZ in Bristol said: “Third Way Corner is a great example of good asset management from the landlord, and their decision to upgrade the entire estate to provide the best refurbished accommodation in Avonmouth has paid off.”
Third Way Corner is prominently located at the junction of St Andrews Road and Third Way, approximately half a mile from junction 18 of the M5. Other occupiers at the estate include Pirtek and Truffle Shuffle.
