Property developer St. Modwen has agreed a deal with Network Rail for 38,000 sq ft of warehouse and office accommodation at at its 55-acre Heartlands Park scheme in Washwood Heath.

The lease, which runs until December 2018, will see Network Rail use the unit to service the ongoing redevelopment of Birmingham’s New Street Station as well as other rail projects.

Comprising 25,000 sq ft of warehouse and 13,000 sq ft of office space, the accommodation benefits from direct rail access and will enable Network Rail to work more closely with contractors at the city centre redevelopment and facilitate greater cost and time efficiencies.

Ian Romano, senior development surveyor at St. Modwen, said: “We are very pleased to have signed up Network Rail at Heartlands Park on a five year lease.

“The site itself is very popular with businesses looking for high quality warehouse and industrial accommodation that also offers direct rail access and strong road transport links via the region’s motorway network.

“Network Rail joins a prestigious list of tenants on the former Alstom site, including white goods manufacturer Beko, workplace services provider PHS and independent ports operator Port of Boston. We’re in advanced discussions with other interested parties on the remaining space and look forward to announcing further deals in the near future.”

Derek Owen of Network Rail added: “Heartlands Park in Washwood Heath offers us the ideal location. Its direct rail access and high quality accommodation really suits our ongoing requirements as a business and will facilitate closer management of the Birmingham New Street redevelopment as well as a number of other rail projects in the area.”

Andrew Cosnett of Jones Lang LaSalle acted as agent to St. Modwen on the deal.
