Work to commence in November on speculative business park near Newquay14th October 2013

Speculative business park development at Quintrell Downs, NewquayFortdown Developments Ltd is to start work on the first phase of its speculative business park development at Quintrell Downs near Newquay next month, after securing £2.07 million of ERDF grant funding with the help of RJM Property & Development Consultants. Completion of the high quality scheme, the first speculative industrial development in Cornwall for several years, is scheduled for late spring of 2014. Alder King and Stratton Creber Commercial have been appointed agents.

 Strategically located between Newquay and the A30, the scheme will provide 16,344 sq ft of much needed high quality industrial space in six units constructed to BREEAM Excellent standards. The first buildings to be constructed will include a terrace of four units, each providing 1,832 sq ft of space and two larger semi-detached units each offering 4,508 sq ft of space. Units are accessible, flexible and can be combined to create larger accommodation if required.

 The Newquay-based developers have taken a proactive approach to reducing energy costs for future occupiers and will install Solar PV and other environmentally friendly technologies. Externally, the units include car parking spaces, cycle storage and recycling facilities. In addition, there is adjacent land suitable for larger design and build units and, fronting the main road, further land offers opportunities for uses such as retail, subject to planning consent.

Tom Duncan, head of agency at Alder King’s Truro office, said: “As the first completely new speculative industrial scheme in the county for several years, this is a highly significant development. Made viable as a result of the grant funding, it will provide Cornwall with much needed Grade A industrial space and employment opportunities. Demand for quality space is always strongest for sites close to the A30 which has once again been confirmed by the several serious expressions of interest we’ve already received from Newquay-based companies.”
